These Terms & Conditions ("Terms") govern your use of Lotts, property-management software operated by Callio LLC ("Lotts," "we," "us," or "our"). By creating an account or using the service, you agree to these Terms.
The service
Lotts helps landlords track leases, collect rent, send reminders, manage maintenance requests and vendors, and produce financial reports for their properties.
Your account
You are responsible for keeping your login credentials secure and for the accuracy of the information you enter, including tenant and vendor contact details. You confirm that you have the right and permission to contact the people whose phone numbers and email addresses you add to Lotts.
Subscriptions and billing
Lotts is billed per active property, per month, through Stripe. Your first property is free for as long as you use Lotts; only properties beyond the first are billed. You can cancel your subscription at any time, and cancellation takes effect at the end of the current billing period.
SMS messaging terms
By providing a mobile number in Lotts — whether as an account holder, tenant, or vendor — you agree to receive text messages related to the property-management service, such as rent reminders, payment confirmations, and maintenance alerts.

- Message and data rates may apply.
- Opt out: reply STOP at any time to stop receiving messages. We will send one confirmation and then stop.

- Carriers are not liable for delayed or undelivered messages.

Acceptable use
You agree to use Lotts only for lawful purposes and in compliance with all applicable laws, including those governing tenant communications and the collection of rent. You may not use the service to send unsolicited marketing messages.
Disclaimers
Lotts is provided "as is" without warranties of any kind. We do not provide legal, tax, or accounting advice, and the reports and documents generated by Lotts are for your convenience and should be reviewed by a qualified professional where appropriate.
Limitation of liability
To the fullest extent permitted by law, Callio LLC will not be liable for any indirect, incidental, or consequential damages arising from your use of Lotts.
Changes to these terms
We may update these Terms from time to time. When we do, we will revise the "Last updated" date above. Continued use of the service means you accept the updated Terms.
